MRCB enters data center market with 65 MW project in Bukit Jalil, Malaysia

A partnership between Bukit Jalil Sentral Property Sdn Bhd (BJSP) and Perintis Akal Sdn Bhd (PASB) will see the construction of an AI-ready data center in the Bukit Jalil suburb of Kuala Lumpur, Malaysia. The project will have a gross development cost of RM 2.1 billion (US$ 507.3 million) and once complete will have a 65 MW capacity across a built-up area of around 46,000 square meters.

BJSP, a subsidiary of MRCB Land Sdn Bhd, which is in turn a subsidiary of Malaysian Resources Corporation Berhad (MRCB), signed a collaboration agreement with PASB, a subsidiary of PEMANDU Partners International PLT, last week for the project.

The project, a first for MRCB, will be constructed on a 37,320 square-meter piece of land belonging to BJSP. PASB will act as the long-term tenant and operator of the data center as part of a 10-year lease agreement. However, PASB will partner with Inspur Communication Malaysia Sdn Bhd for the construction, commissioning, maintenance, and operation of the facility.

“This collaboration represents a major milestone for MRCB, positioning the Group at the forefront of the rapidly expanding high-performance computing and AI ecosystem. Beyond establishing a footprint in a high-growth sector, the project will ensure a steady stream of long-term recurring income via a 10-year lease structure, significantly enhancing the asset value of our land in Bukit Jalil,” Dato’ Imran Salim, Group Managing Director, MRCB, said in a press release.

Salim added that MRCB has already received multiple expressions of interest to offtake the planned 65 MW of IT load, a signal that there are opportunities for further data center developments in Bukit Jalil in the future. That interest isn’t unique to this project, with multiple businesses investing billions in AI data centers in Malaysia. Just this week, Selangor Industrial Corporation and Data Centre Union signed a RM 2.5 billion (US$ 602.5 million) agreement to develop a data center in Cyberjaya.

According to MRCB, the data center will be built in accordance with Uptime Institute Tier III requirements. This means the data center will have an availability of 99.982 percent with redundant distribution paths that allow for maintenance without downtime, ideal for an AI-ready data center. BJSP and PASB are expected to finalize and execute definitive agreements by Q3 2026, with construction expected to be completed by Q4 2027.
