KCDI acquires Hochheim site for data center development

Kauri CAB Digital Infrastructure GmbH (KCDI), the data center subsidiary of German asset manager Kauri, has purchased a 55,000 sqm site in Hochheim, for a planned hyperscale and AI workload data center.

The site sits in the Frankfurt/Rhine-Main area, part of Europe’s largest data center hub FLAP-D market and Deutsche Commercial Internet Exchange (DE-CIX). It has access to high-voltage power infrastructure with 90 MVA capacity and is located in a municipality that supports data center development. 

The deal was structured as an asset purchase. Greenberg Traurig advised on structuring and executing the transaction, including negotiating the purchase agreement, conducting real estate due diligence, and supporting the deal through signing and closing. The advice also covered grid connection, power supply, and selected energy law issues according to a company press release.

The purchase adds another site to KCDI’s development pipeline in the region, where land is scarce and permitting processes are taking longer.

KCDI had recently entered the data center market. Greenberg Traurig also advises the group on legal matters related to acquiring and developing data centers and other digital infrastructure projects.

According to a February analysis by Mordor Intelligence, Frankfurt’s data center market is set to grow from 1.39 GW in 2025 and 1.47 GW in 2026 to 2.03 GW by 2031 (6.77% CAGR). Investment remains strong as hyperscalers expand sovereign cloud infrastructure, but long grid connection delays are pushing development into nearby areas, increasing land costs and encouraging on-site power solutions. Rising demand for AI-ready racks is accelerating adoption of advanced cooling technologies, and regulations around waste heat reuse are creating additional revenue opportunities amid intensifying competition.
