Penzance, a Mid-Atlantic real estate investment and development firm, has broken ground on a new 45 MW data center in Chantilly, Northern Virginia, in the United States. The 240,000 sq ft hyperscale facility located at 4151 Autopark Circle will be operated and staffed by Amazon Web Services (AWS) under a long-term lease. Construction is expected to finish in the first half of 2027.
In a press release Penzance revealed that the project aimed to meet growing demand fueled by artificial intelligence, cloud computing, and edge technologies.
John Kusturiss, Partner at Penzance, said, “This site is designed to deliver for today’s infrastructure needs while anticipating tomorrow’s technologies.”
Jeffrey C. McKay, Chairman of the Fairfax County Board of Supervisors, said, “As AI, quantum, and advanced computing accelerate, the regions that modernize their digital backbone will shape the future.”
The data center incorporates a broad suite of sustainability measures intended to exceed industry norms. Plans include high-efficiency air-cooled systems, rooftop HVAC units, and acoustically enclosed generators. The facility will rely on air for cooling 95 percent of the year and use minimal water, part of a broader environmental strategy for the region.
Kathy Smith, Fairfax County Board of Supervisors Vice Chair and Sully District Supervisor said,“Next-generation digital infrastructure is now fundamental to economic opportunity, and this project positions Fairfax County for the technologies that will define the next decade, from AI to quantum to national security innovation.”
The project is targeting LEED-Data Center Silver certification with additional features which include EV charging stations and low-impact storm-water systems designed to reduce RPA impacts by 85 percent and prevent oil or diesel runoff.
