South Australia’s Aurora Energy Precinct, north of Port Augusta, is emerging as an example of how energy developers are adapting energy projects to attract AI infrastructure, with owner 1414 Degrees proposing a staged modular deployment model that would bring compute online before the wider precinct is complete.
The strategy moved a step closer this week after 1414 signed a non-binding Heads of Agreement (HoA) with an unnamed Australian data centre developer for a project that could ultimately scale to 1GW of AI infrastructure. While much of the attention has focused on the proposed capacity, the agreement also highlights a different commercial approach to developing AI campuses, allowing infrastructure to be deployed progressively as power becomes available rather than waiting for a fully built-out energy precinct.
“Our strategy isn’t to build an AI data centre; it’s to develop an energy precinct capable of supporting AI data centres and other large energy users,” a company spokesperson told W.Media. “The proposed AI campus is an important early customer opportunity within that broader vision.”
The agreement is the latest milestone in a broader evolution of Aurora. Since the start of the year, 1414 has progressively repositioned the development through a series of ASX announcements, shifting its emphasis from a renewable energy project towards a multi-user energy precinct designed to attract AI and other energy-intensive industries.
That evolution accelerated this month when the company announced a new 33kV connection pathway, enabling an initial 17 MW development ahead of Aurora’s planned 275kV transmission connection.
According to the company, the modular deployment model has been proposed by its data centre partner because it aligns with that staged development strategy. “The modular approach has been proposed by the data centre partner because it allows capacity to be deployed progressively in line with available power and customer demand,” the spokesperson said.
“Rather than waiting for a single large facility to be completed, modular infrastructure enables earlier deployment, shorter construction timeframes and the flexibility to expand in stages as Aurora develops.”
Initial campus
Under the proposed model, the initial campus would utilise the 33kV connection alongside smaller-scale solar photovoltaic generation and battery storage before expanding as higher-capacity transmission infrastructure becomes available.
“The staged approach is intended to enable an initial development utilising a 33kV line connection with PV generation and a smaller BESS before expanding as higher-capacity transmission infrastructure becomes available,” the spokesperson said. “This provides a practical opportunity to establish operations and generate earlier revenue while the broader Aurora Energy Precinct continues to be developed.”
The company said the agreement is the outcome of discussions with multiple data centre developers over recent months as Aurora has been marketed as a location capable of supporting AI infrastructure. “The current Heads of Agreement is the outcome of that ongoing engagement and represents the most advanced commercial discussion to date,” the spokesperson confirmed.
Australian DC developer
While 1414 has not identified its partner, it described the company as “an Australian data centre developer with experience delivering AI-capable infrastructure and backed by an international data centre infrastructure manufacturer with considerable capital.”
The HoA remains non-binding, with commercial terms, planning approvals, connection arrangements and definitive agreements still to be negotiated.
The announcement also comes as South Australia seeks to position itself as a destination for AI infrastructure through proposed planning reforms and legislation intended to streamline major AI developments. For 1414, however, AI data centres remain part of a broader commercial strategy centred on the precinct itself rather than the compute it may ultimately host.
“The AI opportunity is exciting, but it’s important to remember that Aurora is an energy precinct first,” the spokesperson said. “Our objective is to create the energy infrastructure that enables AI data centres and other energy-intensive industries to establish and grow.”
