Microsoft acquires land in Pune: Is it building a new data center?

Microsoft has reportedly acquired a land parcel in Pune, a thriving cultural and education hub near Mumbai, in the western Indian state of Maharashtra. According to local media reports, the global technology giant has purchased 66,414.5 square meters (approximately 16.4 acres) of land for Rs 519.72 crore in Hinjewadi, a major technology hub in the region.

Media reports cited documents reviewed by property portal Square Yards, and revealed that the deal, finalised in August 2024, involved a stamp duty of Rs 31.18 crore and a registration fee of Rs 30,000. The land was reportedly acquired from Indo Global Infotech City LLP.

While Microsoft has not made any official announcement about acquiring the land, or building a data center on it, local media reports suggest that the acquisition is part of Microsoft’s plan to expand its data center operations in India. Microsoft had previously purchased land, a 25-acre plot for Rs 328 crores, in Pune’s Pimpri Chinchwad area, also purportedly to build a data center there.

Microsoft set up its India operations in 1990, and in 1998, set up an India Development Center (IDC) in Hyderabad, which serves as IDC’s main campus today, while two more are located in Bengaluru and Noida. Apart from this it has data center regions in Mumbai and Chennai, and it also recently acquired a 48-acre land parcel in Hyderabad where it reportedly plans to build a data center.
