An unnamed Macao-based developer plans to build a 40MW AI data center using prefabricated solution in what is believed to be the first of such deployment in the city state. The proposed Tier III five-storey data center is to be located on a 9,000-square-meter plot at Rua das Albizias Nos 71-93, Rua Marginal da Concordia, Coloane, Macau.
The construction and operational logistics of the data center which has a factory prefabrication rate of more than 90 per cent, will be undertaken by Brightray Veridian Pte. Ltd., the Singapore-based subsidiary wholly owned by Brightray Science Inc. (which is 60 per cent owned by Nasdaq-listed BUUU Group Limited).
The developer and Brightray have recently signed a non-binding Prefabricated Module Sales Framework Agreement which stipulates that Brightray is to secure an anchor tenant before a definitive equipment procurement contract is executed. Failure to do so by September 30, 2027 will automatically terminate the agreement.
Under the proposed definitive contract, Brightray will pre-manufacture the Fully Prefabricated Data Center (FPD) steel-structure modules at its specialized production facilities. The fully built, modular blocks will then be shipped to the Coloane site to be rapidly assembled.
This reduces construction bottlenecks with delivery expected by Q3 2027.
According to Brightray’s press release, the prefab data center can be readily adjusted to support fully air-cooled, fully liquid-cooled and hybrid air-liquid IT deployments, as well as changes across multiple power supply configurations and AC/DC upgrades, and can support IT equipment of 10kW to 500kW per rack, with phased rack deployment and phased capacity expansion.
“Macao’s limited space places higher demands on land-use efficiency and on the organization of on-site construction. Our FPD solution integrates the design of the building structure with the data center’s functional systems and uses factory prefabrication to support the construction of a five-storey data center, expanding computing capacity within a limited footprint while reducing on-site construction,” said Bin Wang, Founder of Brightray.
Brightray’s project delivered in Johor, Malaysia already has 70MW in operation, with a further 50MW planned, the founder added.
