Manee Tech Estate is positioning its 811-rai (321-acre) site as critical digital infrastructure for hyperscale operators.

Key Highlights:

  • Independent Validation: An MoU with Uptime Institute brings international, third-party confirmation of the site’s risk profile and resilience.
  • Strategic Foundation: Developed with the Industrial Estate Authority of Thailand (IEAT), tapping into EEC and BOI incentives.
  • Operational Reliability: CEO Kitti Piyatrueng draws on hands-on industrial site management experience to guide power and water infrastructure.
  • ESG Commitment: Community job creation and environmental stewardship are built into the project from the start.

As artificial intelligence reshapes global industry, the race to build world-class data center infrastructure has become a race for credibility as much as capacity. Manee Tech Estate, established in 2025, is positioning its flagship site not just as a piece of land for lease, but as a candidate for critical digital infrastructure at the national level — a claim it is now backing with independent, international validation.

A Landmark MoU: Site Risk Assessment with PSTC Academy and Uptime Institute

At the center of this push is a newly signed Memorandum of Understanding (MoU) for Site Location Risk Assessment, bringing together Manee Tech Estate, PSTC Academy, and Uptime Institute — the global authority behind the data center industry’s most widely recognized Tier certification standards.

Under this collaboration, the partners will conduct an independent risk evaluation of the project site, examining the location across the criteria that matter most to hyperscale operators and institutional investors: exposure to natural hazards, infrastructure resilience, and long-term operational stability. The goal is a formal, third-party confirmation that the site is risk-free and ready for data center development at the highest international standard.

The MoU was formally unveiled on the main stage at PSTC Data Center Knowledge Sharing 2026, on June 24, 2026 — a moment Manee Tech Estate is treating as a turning point in the project’s credibility on the world stage.

“This isn’t just about proving the land is ready,” the company noted. “It’s about proving the site can meet the same risk and resilience standards that global hyperscalers already trust elsewhere in the world.”

From Industrial Estate to National Digital Infrastructure

Manee Tech Estate CEO Kitti Piyatrueng frames the MoU as one step in a broader trajectory: transforming the company’s 811-rai site (roughly 130 hectares) from an industrial land plot into infrastructure the country can build its digital economy on.

The site’s development is being carried out in partnership with the Industrial Estate Authority of Thailand (IEAT), working toward certification as a standards-compliant industrial estate for advanced industry — with access to incentives from the Eastern Economic Corridor (EEC) and the Board of Investment (BOI).

That ambition is grounded in direct experience. “We bring hands-on experience managing industrial sites — from our work in Prawet, to developing more than 70 rai in Bang Pakong into a hub for factories and supporting facilities,” Kitti said. That track record now informs the master planning of water systems, power infrastructure, and other essential facilities for the new site, giving investors a level of operational assurance that greenfield developments often can’t offer.

Alongside the infrastructure buildout, the company has also emphasized its commitment to the communities surrounding the site — creating local jobs and livelihoods, and pairing that economic development with environmental stewardship, in line with the group’s approach at its other industrial projects. Taken together, Manee Tech Estate frames this as a complete ESG commitment, not an afterthought.

Positioning for the Regional Infrastructure Race

As competition to host AI and digital infrastructure intensifies across the region, independent validation — not just self-reported readiness — is becoming the differentiator investors look for. By bringing in PSTC Academy and Uptime Institute, Manee Tech Estate is betting that third-party credibility, not scale alone, is what will move its site from an industrial estate to a genuine piece of national digital infrastructure.

Manee Tech Estate describes itself not as a land seller, but as a strategic partner — building today for the infrastructure the country will depend on tomorrow.
